FAQ

The questions we hear most.

Commission, pricing, off-market access, valuations, and Fair Housing — the things people want to know before they pick up the phone.

  • Commission and marketing are tailored to each property and program rather than a single flat rate, and everything is spelled out in a written listing agreement before we go to market. We’re happy to walk through it line by line — and to show you exactly where the marketing budget goes.

  • We build a data-led opinion of value from recent comparable sales, current competition, and the specific architecture, condition, and views of your home — then pair it with a timing and improvement strategy. We price to sell at top of market, never to simply win the listing.

  • The instant range on this site is an automated approximation for orientation only — it is not an appraisal or a guarantee of value. Real value comes from an in-person walkthrough that accounts for condition, finishes, views, and the live market. That visit is complimentary and carries no obligation.

  • Buyer representation is typically compensated through the transaction, and we’ll explain exactly how that works for your situation at our first conversation and in a written buyer agreement. The value is an experienced advocate negotiating entirely on your side.

  • Yes. A meaningful share of luxury desert homes trade quietly, never reaching the public MLS. As an active boutique team we routinely hear about coming-soon and pocket listings first — and we share them with our early-list buyers before they go public.

  • It varies with inventory and how specific your criteria are, but many of our buyers go from first conversation to keys in 30–60 days. Relocating buyers often do much of the search remotely by video before a focused in-person trip.

  • Our focus is Scottsdale and Paradise Valley — including Silverleaf, Desert Mountain, Troon North, DC Ranch, and Old Town — with selective work across the greater Phoenix luxury market. If your home or search is nearby, just ask.

  • We serve every client equally and welcome everyone, in full compliance with the Fair Housing Act. We do not steer clients toward or away from neighborhoods based on protected characteristics; we provide objective, factual information so you can make your own decision. See our Fair Housing page for the full commitment.
